description The morphological, social, and legal particularities that high-rise residential buildings present require certain collective organizational practices that are necessary for building management and maintenance. This condition reflects tensions and conflicts that eventually lead to an accelerated deterioration and abandonment of the built environment. Sometimes, these conditions manifest themselves in critical episodes, such as the total or partial loss of residential assets triggered by unexpected events, such as the 2017 earthquake in Mexico City. In this sense, this article intends to analyze the practices and social dynamics that hinder the collective appropriation of goods and common domain spaces in the residential environment. The methodological strategy is based on a retrospective analysis of the problem of the appropriation and management of space based on interviews with residents of the Morelos Residential Center (Mexico City). It is concluded that the difficulties expressed in relation to collective organization obey the logic that the neoliberal project has strengthened in the housing field, which, through the hegemony of the tenure system based on individual private property, has permeated forms of social relationship between inhabitants, installing patterns of individuation that shape apathy towards the appropriation of space and common domain goods.

Las particularidades morfológicas, sociales y jurídicas que presenta el parque habitacional en altura exigen ciertas prácticas de organización colectiva para la gestión y el mantenimiento edilicio. Esta condición evidencia tensiones y conflictos que finalmente devienen en un acelerado deterioro y abandono del entorno construido. En ocasiones, dichas condiciones se manifiestan en episodios críticos: la pérdida total o parcial del patrimonio residencial detonada por eventos inesperados, como lo fue el sismo de 2017 en la Ciudad de México. En este sentido, con este artículo se propone analizar las prácticas y dinámicas sociales que dificultan la apropiación colectiva de bienes y espacios de dominio común en este entorno residencial. La estrategia metodológica se basa en un análisis retrospectivo de la problemática de la apropiación y gestión del espacio a partir de entrevistas realizadas a residentes del Centro Residencial Morelos (Ciudad de México). Se concluye que las dificultades expresadas en torno a la organización colectiva obedecen a las lógicas que el proyecto neoliberal ha afianzado en el ámbito habitacional, el cual, a través de la hegemonía del sistema de tenencia basado en la propiedad privada individual, ha permeado las formas de relación social entre sus habitantes, instalando patrones de individuación que moldean un esquema de apatía hacia la apropiación del espacio y los bienes de dominio común. As particularidades morfológicas, sociais e jurídicas que o parque habitacional apresenta exigem certas práticas de organização coletiva para a gestão e manutenção do edifício. Essa condição evidencia tensões e conflitos que acabam levando a uma deterioração acelerada e ao abandono do ambiente construído. Às vezes, essas condições se manifestam em episódios críticos: a perda total ou parcial de ativos residenciais desencadeada por eventos inesperados, como o terremoto de 2017 na Cidade do México. Nesse sentido, este artigo pretende analisar as práticas e dinâmicas sociais que dificultam a apropriação coletiva de bens e espaços de domínio comum neste ambiente residencial. A estratégia metodológica se baseia em uma análise retrospectiva do problema de apropriação e gestão do espaço a partir de entrevistas com moradores do Centro Residencial Morelos (Cidade do México). Conclui-se que as dificuldades expressas em torno da organização coletiva obedecem à lógica que o projeto neoliberal tem fortalecido no campo habitacional, que, por meio da hegemonia do sistema de posse baseado na propriedade privada individual, tem permeado as formas de relacionamento social entre seus habitantes, instalando padrões de individuação que configuram um esquema de apatia perante a apropriação do espaço e dos bens de domínio comum.
